Room in Roof (RIR) Insulation Guide

Note: All installations must comply with current regulations, which may change over time.

Key considerations before installation

  • Presence Required: Someone must be present during installation—either you or someone you trust.
  • Disruption: The work may make certain rooms unusable temporarily.
  • Space Impact: Insulation is fitted inside the property, slightly reducing floor area and potentially making rooms feel smaller.
  • Wall Usage: You cannot drill or nail into insulated walls like normal ones. This risks trapping damp. Special fittings are available if you need to hang items.
  • Ventilation: Upgrades are likely needed.

What Is Room in Roof Insulation (RIR)?

RIR involves insulating a room directly under the roof—typically a converted loft with windows, a staircase, and a door. It helps:

  • Retain heat
  • Reduce energy loss and carbon emissions
  • Lower energy bills
  • Improve comfort

Materials used:

  • Rigid boards between rafters
  • Foil layers for improved performance and moisture control (vapour barrier)
  • Mineral wool for filling gaps
  • A vapour barrier prevents moisture from entering the roof structure.

Common misconceptions & FAQs

“I already have loft insulation—isn’t that enough?”

  • No. Standard loft insulation isn’t suitable for habitable rooms and may lack proper fire and thermal protection.

“Does insulation cause damp and mould?”

  • No. Proper installation and ventilation prevent condensation and moisture buildup.

“Does insulation only work in cold weather?”

  • No. It slows heat transfer, keeping warm air in during winter and cool air in during summer.

“Is more insulation always better?”

  • Not necessarily. Too much insulation without ventilation can cause moisture issues. The retrofit coordinator will assess the right amount.

“Is insulation a fire hazard?”

  • No. Materials are fire-retardant and installed to meet safety regulations.

“Only new homes can be properly insulated.”

  • False. Existing homes can be insulated effectively and often more affordably.

Installation process

Before Installation

Surveys will assess:

  • Area measurements
  • Best insulation type
  • Ventilation needs (may include air pressure tests)
  • Electrical requirements
  • Storage: You must clear the area. If needed, contractors can assist.

During Installation

  • Final checks to ensure the area is ready

Installation steps:

  • Rigid boards fitted between rafters/studs
  • Foil layer added for vapour control
  • Short walls and loft space insulated
  • Plasterboard applied, ready for decoration
  • Minor electrical work for ventilation systems

After Installation

  • Quality checks completed
  • Area cleaned and tidied
  • Redecoration not covered by grants—walls will be ready for painting or wallpapering
  • Items removed from walls will be replaced

Maintenance Tips

  • Avoid drilling or nailing into insulated walls—this can damage the vapour control layer.
  • Use specialised fittings for wall-mounted items.
  • Inspect roof and attic space twice a year (spring and autumn).
  • Watch for signs of water damage (leaks, stains, mould).
  • Check roof surface for wear and tear.
  • Keep gutters and downspouts clear and functional.

Handover Documents

After installation, you’ll receive:

  • Trustmark Certificate
  • Electrical Installation Certificate
  • Insurance-Backed Guarantees
  • Building Regulations Certificate (or proof of competent persons scheme)
  • Claim of Compliance
  • Workmanship Guarantee
  • Manufacturer’s Warranty
